Welcome to Los Angeles, Where the Buildings Leak!

Finding a leak in your home is stressful, especially when you’re unsure where the water is coming from or how to stop it. Unfortunately, many homes across Los Angeles are just really bad at keeping the water out because they weren't designed for rain or they've simply weathered over years of intense sun.

Why Is Your Home Leaking?

Water is tricky and has a way of finding the most unexpected paths into your home, which can make pinpointing the exact source of a leak challenging. You might assume the culprit is your roof, but the truth is often more surprising. Here are just some of the ways water can get in:

  • Roof Leaks – Cracked shingles, clogged gutters, compromised flashing, weathered tar, or simply improperly installed features...

  • Window Leaks – Broken seals, failed flashing, improper weatherproofing installation, rotten trim...

  • Wall Leaks – Cracks or gaps in wood siding, failed stucco paper, improperly installed weep screeds...

  • Chimney & Skylight Leaks – Improperly sealed chimneys, weathered skylight sealant, poorly sized chimney caps...

  • Balcony Leaks – Poor grading, improper waterproofing, improper integration of the edges into the surrounding walls...

  • Foundation or Basement Leaks – Insufficient drainage, cracks in your foundation, poorly graded landscaping...

You get the idea. There are a lot of different ways water can get in and each requires a unique solution. The good news is, most leaks DO NOT require a whole new roof, or demolishing a whole wall of your home, and can actually be fixed quite affordably once diagnosed.

What If You Just Leave It Alone?

You may be tempted to wait out the storm. How long can the rain last? This is Los Angeles, after all!

Here's why you don't want to leave a leak untreated:

  • Infestation – You know who loves wet wood? Termites and many other creatures you probably don't want setting up shop in your walls.

  • Mold & Fungus – It only takes one storm to create an environment ideal for mold and fungus to take hold. Mold might dry out once the rain stops, but certain species of fungus will use the rain to take root and then develop rhizomorphs to transport their own water from deep in the ground up and into your home. That's bad news.

  • Structural damage – Water can compromise many different materials and weaken their structural integrity.

What's likely a cheap and easy fix now quickly becomes an expensive and difficult fix if left to worsen. You will save money and time if you address your leak sooner rather than later.

Why You Need a Professional Diagnosis Before Trying a Fix

Imagine this - you notice a leak, you assume it's the roof, you call your roofer, they say you need a new roof, and you spend $30K on a new roof. A month later the new roof is finished, it rains, and oh no there's the same exact leak. You might think we've seen this happen once. NO! We see this constantly. Get a proper diagnosis BEFORE spending thousands on a solution.

Contractors will do what you tell them to, not what the problem may actually require. Why wouldn't they! They're getting paid, and there's no liability risk in doing what a client explicitly asks for. If you call a roofer and say you think you have a roof leak, you're gonna be sold a new roof.
